Serramonte Terraces LLC, is proposing to subdivide an existing parcel into two parcels: a 4.76-acre parcel to accommodate 323 condominiums in three residential buildings and a 1.30-acre parcel to accommodate a 176-room hotel in a single building. Forty-two of 323 condominiums are proposed as part of a Density Bonus request. The project therefore proposes the existing PD57 zoning district be revised to allow 281 dwelling units (59 dwelling units per acre), although the actual project - with the Density Bonus applied - would provide 323 units (68 dwelling units per acre). The high-rise condominiums would be between 13 and 17 stories. The hotel would be 12 stories. Parking for the residential portion of the project would be provided in an interconnected multi-level parking podium to be constructed at the base of the condominium buildings and would provide a combined 420 parking stalls. Parking for the hotel would be provided in a multi-level podium at the base of the hotel building and would provide 187 parking stalls. The residential portion of the project site is currently designated in the General Plan as Residential - High Density which allows between 35 and 50 units per acre. The project therefore proposes a General Plan Amendment reclassifying the residential portion of the site to Residential - Very High Density, allowing more than 50 dwelling units per acre. The portion of the site where the hotel is proposed would remain designated Commercial - Retail and Office. The DEIR is hereby made available for public review and comment. The public review period for the DEIR has a State-mandated 45-day public review period. The public review period begins on January 24, 2018, and ends on March 12, 2018.
